Essential Guidelines.

Complete payment is due upon booking. Guests have the option to cancel their booking up to 3 days prior to the event start time and will receive a full refund of their booking price. If guests cancel their booking between 2 days and 24 hours before the event start time, they will receive a 50% refund of the booking price. Booking cancellations made less than 24 hours before the event start time are non-refundable, unless due to major incidents, for which proof will be required. Alcove Creative Space reserves the right to cancel bookings at its discretion, offering a 100% refund. There are no refunds for unused time.

Do not move the Alcove wall. In the event of injury, Alcove Creative Space will not be held responsible. Studio lighting equipment is available without extra charges. No shoes are allowed on backdrops besides talent. You must either take your shoes off or put shoe covers on. The renter is in charge of studio lighting setup and tear down. Usage of standard paper backdrops (black, white) is included in the rental at no extra cost. There is a $25 charge for a complete rollout of the white seamless backdrop onto the floor. Colored backdrops are available for an additional $35 (Availability and colors may vary, please inquire for the current selection). Custom color fabric backdrops can be arranged for $150 with a 7-day advance notice. Props are available for use without extra charges.

You shall not engage in any illegal or immoral activities in the studio. Surveillance cameras are installed to ensure the safety and security of all individuals and equipment. Any violation of this policy will not be tolerated. Indoor footwear only or socks. Alcohol consumption is prohibited on the premises unless specific permits have been obtained for authorized events. Any use of difficult-to-clean materials, including glitter, confetti, hair clippings, feathers, body paint, and similar, must receive prior approval from the Owner. (A minimum cleaning fee of $75 is mandatory, with the possibility of additional charges based on the studio's condition upon conclusion.) Smoking, open flames, and alcohol consumption are prohibited. Food and drinks are not allowed on any furniture. Any damage caused to the furniture will result in additional fees. Do not use body oil, body sprays or self-tans that can stain the furniture Furniture should be moved gently with assistance to prevent damage. This will prevent damage to the furniture, and flooring and ensure your health and safety. Please do not move our wall mirrors. The studio is not liable for personal property left behind or lost. Pets require prior approval. External storage of items outside the studio is not permitted. The renter acknowledges sole responsibility for the safety and welfare of any models and talents they employ. If Alcove Creative Space identifies hazardous, pornographic, or negligent practices or activities, it retains the right to terminate the shoot and demand immediate departure of the renter and their party.

To utilize the cargo lift, kindly inform us in advance so that we can provide assistance. Please note that for security purposes, the cargo lift is not available for use during late evenings and weekends. Its operational hours are from Monday to Friday, between 8:00 AM and 5:00 PM. In the event of a malfunction, whether caused by negligence or not, a minimum fee of $150 will be charged to restore the cargo lift to operation if it is used outside of these specified hours. Should you require the use of the cargo lift during late evenings or weekends, please reach out to us in advance so that we may accommodate your request accordingly. You are prohibited from using the premises for lodging or engaging in any immoral or illegal activities. Additionally, you must refrain from creating excessive noise that disturbs other tenants or individuals conducting business. Do not interfere with the affairs of others, throw objects through windows or doors, or into corridors. (Music is permitted at a reasonable level). The tenant shall not stain, paint, pierce, or otherwise deface the walls, windows, ceilings, partitions, floors, woodwork, masonry, ironwork, or any other fixtures or fittings in the premises. Guests, visitors, and delivery personnel must park their vehicles only in designated areas. Do not park at the loading dock. You will be towed. The use of bicycles, in-line skates, scooters, and similar devices is strictly prohibited within the building premises.

Ensure that all furniture, equipment, and any other items are returned to their original positions and state before departure. Any rearrangement will incur an additional fee of $50. Responsibly dispose of garbage to the designated areas, return furniture to its original arrangement, and wash any used dishes. Failure to maintain cleanliness or leaving props, equipment, or furniture disorganized will result in a $50 fee for cleaning or reorganization. Stain removal fees begin at $100 and can range up to $5000, depending on the severity and item affected. In the presence of animals, extra precautions must be taken to prevent any mess or damage. Any stains or damages caused by animals will incur a minimum removal fee of $25. If items are broken, we will send the cost of the broken item after your visit. The item must be paid for at its purchase cost. * Refer to the damage policy below.

Your reservation commences promptly at the scheduled time and concludes at the agreed-upon end time. Please account for any time needed for space customization or loading/unloading within your booking duration. Additional charges apply for each 20-minute extension beyond your booked slot regardless if the renter and/or renter’s party is late. Should unscheduled overtime inconvenience other clients, you will be billed for the extra time used. Overtime will be calculated in increments of 20 minutes beyond the contracted end-time of the rental period when the renter is either still using or cleaning up the studio space. Overtime fees will be assessed at the same rate as the rest of your booking (hourly, full-day, or creative events rates.)

As part of our commitment to safety and respect for all individuals in our studio, video surveillance is in place to ensure compliance with our policies and prevent any illegal activities. Unauthorized disconnection of the security camera will result in a $200 charge. The camera serves as a measure to uphold accountability and maintain a secure environment for ALL. Renters assume full responsibility for their actions and their guests while on the premises. They are also liable for any legal consequences resulting from the conduct of the shoot's participants, regardless of the timing of the incident. By agreeing to this booking you also acknowledge our surveillance cameras will be recording (including sound) during your entire booking time. There is full privacy with no cameras in the bathroom.

The renter assumes full responsibility for any damage or loss to Alcove Creative Space's property and/or equipment while occupying the premises. In the event of damage or theft, your registered credit card will be charged for necessary repairs or complete replacements. The renter is also liable for damage to the premises, such as spills, excessive wear, or marks on furniture, fixtures, or painted surfaces. The team will contact the renter after the rental period to give full details of any missing or damaged items and their replacement value. Additional charges may apply for any associated inconvenience, such as loss of income due to damage or loss of equipment incurred.

By confirming your booking, you acknowledge and agree to have thoroughly reviewed all policies, rules, terms, and conditions. Your purchase legally binds you to comply with our established policies.
